
| Groundwork | Providing the area is relatively flat and clear we do not charge for the groundwork required for installation of your Garden Room. |
| Floor | 4"x2" pressure treated timber is used for the floor joists. Included are barriers against damp and heat loss. |
| Walls | 4"x2" timber is used for the stud wall structure. Externally clad with redwood shiplap and internally finished with 9mm feature moulded MDF. |
| Roof | The roof is constructed using 3"x2" timber joists. Boarded and double felt layered. The ceilings are clad with feature moulded MDF. |
| Windows & Doors | All doors and windows are fully double glazed. The timber casement windows have trickle vents and lockable latches. The doors are fitted with 5 lever mortice locks. French double doors are fitted as standard. |
| Insulation | All walls, ceilings and floors are fully insulated ensuring the garden room is kept warm in winter and cool in summer. |
| Decking | Treated decking is fitted to the front of the garden room. |
| Finishes | Internal walls and ceilings are painted with a Matt white emulsion as standard and the exterior is spray painted to a colour of your choice from the Farrow & Ball Eco Exterior Eggshell range. Floors are fitted with an 18mm solid oak floorboard. |
| Electrical | As standard our Garden Rooms are supplied with 2 x Stainless steel double sockets and Stainless steel light switch. 2 x wall mounted light fittings. All pre wired back to a consumer unit mounted at low level.
